The Unveiled approach

One property.
Many ways to understand it.

A photograph creates an impression. A plan explains the arrangement. A tour lets someone look for themselves. The value is in how they work together—one considered property story, managed under one roof.

A place, not a pile of files

Give every format
a purpose.

Not every property needs every medium. We begin with the audience's questions, then plan the photographs, motion, spatial context and destination that can answer them. One brief helps maintain a consistent visual language and a clear handoff.

Photography

What does the place feel like?

Wide views establish the rooms; details reveal material, light and character. Consistent grading and a considered gallery order make the collection feel like one story.

Cinematic film & narration

How does the story unfold?

Movement connects spaces, while music and an approved narrative provide rhythm and context. Long films and short vertical edits serve different viewing moments; neither should require sound to make its first impression.

Photographic 360° tours

What is around the corner?

Linked panoramas let visitors look around from captured positions. These are photographic room views, not automatically a navigable 3D mesh or a measured survey. Scene count, privacy review and hosting are part of the scope.

Dollhouses & 3D walkthroughs

How do the spaces connect?

A spatial overview can make room relationships easier to grasp. Scan-based models and illustrative reconstructions are different products. Explore the published illustrative dollhouse of Secretariat Lane. Splat research remains separate, and no verified digital twin is included in the standard packages.

Floor plans

Does the arrangement work for me?

A plan gives the image collection an organizing reference. We supply marketing plans where included, verify room labels and keep measurement limitations visible. They are not surveys, appraisals, architectural construction drawings or capacity certificates.

AI clearing & virtual staging

What might an alternative look like?

Original and concept remain clearly distinguished. Furniture removal and staging are reviewed against the source for changed architecture, finishes or concealed defects. Unsuitable edits are rejected; no staged MLS publication precedes applicable written disclosure clearance.

Editorial property pages

Where can I see the whole story?

Photography, film, plan, narrative and approved interactive media come together at one destination. The page connects to the agent or host's existing inquiry or booking route; it is not automatically a reservation engine or CRM.

The original room tour and illustrative dollhouse are published demonstrations. A photograph, a virtually staged concept and an illustrative model are never presented as interchangeable evidence.

Useful evidence. Carefully interpreted.

What the research
actually tells us.

These findings explain why richer property information deserves attention. They do not establish an Unveiled conversion rate, promise a sale date or predict a particular property's performance.

Buyer preference · Survey

86%

A floor plan can earn a closer look.

In Zillow's 2024 buyer survey, 86% agreed at least somewhat that they were more likely to view a home when its listing included a floor plan they liked. Separately, 70% agreed that 3D tours helped them get a better feel for a space than static photos.

Self-reported preferences—not measured viewing conversion or evidence that every tour causes a sale.

Bookings · Platform analysis

19%

Photography has a measurable association.

Airbnb reports a 19% average net uplift in bookings over the following year for listings using its professional-photography program, compared with listings that did not, in its 2024–2025 analysis of more than 14,700 photographed listings worldwide.

Airbnb's own program and analysis; not an independent randomized trial, not a 19% conversion-rate increase and not a forecast for Unveiled clients.

Time on market · Agent survey

49%

Staging can help buyers imagine.

In NAR's 2025 staging report, 49% of sellers' agents observed some reduction in time on market for staged homes. Of buyers' agents, 83% said staging made it easier to envision a property as a future home.

These are agents' reported observations about home staging—not “49% faster,” and not a study establishing the effect of AI clearing or virtual staging.

NAR 2025 Profile of Home Staging summary ↗

Sources checked September 6, 2026. Price, location, condition, inventory, seasonality and distribution also influence outcomes. We have not established a defensible causal conversion or time-on-market uplift for Unveiled's film, dollhouse or combined package, and will not invent one.

The founding measurement plan

Measure the next chapter.

With client permission, record launch dates, listing views, qualified inquiries, tour engagement and available booking or sales outcomes. Define conversion as completed inquiries or bookings divided by the relevant visits, keep before/after windows comparable, and record changes in price, availability and promotion. Report association and sample size; do not label a small before/after case study causal proof. This measurement program is planned, not yet an implemented analytics service.

One production relationship

The craft and coordination,
under one roof.

A self-managed property-media project may involve capture crews, editors, music and voice licences, a tour platform, a floor-plan provider, staging tools and a website host. These tools can be excellent—and several already offer overlapping features. The Unveiled difference is the managed creative and delivery process, not a claim that clients must buy every tool below.
